Looking for Debt Relief?
Last Updated August 17th, 2008
- Mortgage payments have become too high to maintain, and perhaps equity in the property is low.
- Purchase of a second home has resulted in two mortgage payments.
- Debt relief from mortgage and/or other financial obligations.
- After paying off debts, there would not be enough equity to pay a realtor's commission.
If you have recently found yourself unable to pay your monthly house payments, or facing foreclosure, please take the time to consider your options. It is important that you avoid allowing the bank to take control of your home. They are only interested in selling your house for enough money to recoup their loan. This is their business, and they have every right to do it if you are unable to meet your obligations.
If you decide to sell your house, you should do so as early as possible. It can take months to list a property and find the right buyer, and then most transactions take 30 to 60 days once a buyer has been found. There is also the possibility you will have to repeat this process if your original buyer is unable to find financing, or finds other aspects of the house not to their liking. If you act quickly you may be able to sell your house yourself for a good price, or work with an agent. Every month you delay the debts continue to grow, your credit record is affected and of course your peace of mind suffers.
If your situation demands you sell your house quickly, please feel free to contact Marcher Properties. We may also be able to offer you a fast and easy solution.
- Close quickly and have Marcher Properties take over your monthly payments
- Cash sale to clear your debt
- Solutions that may keep you in your home (if you have equity)
- Ownership or first lien protection

Unable to Sell Your Rundown Property?
Last Updated August 17th, 2008
- Extensive repairs make the house difficult to sell.
- Lack of equity in a run down house making it difficult to borrow money to fix up or sell.
If your house is in need of repairs and you are unable to make the appropriate repairs yourself, you may be considering selling. Of course, there is a market for houses that are in less than pristine condition. Some home buyers will purchase these homes at a discount in order to be able to afford their first home, and then make repairs themselves. Contractors purchase these homes as an investment, fix them up and resell them. In some expensive markets fixer properties are considered quite desirable.
However, selling these types of houses is not always easy. Buyers who are willing to take on the task of fixing them up do not always appear. This is especially true for houses in very poor condition. If there are other pressures involved that make a quick sale desirable or necessary the situation can quickly compound.
It is still worth consulting a realtor. They may have buyers who are looking for these types of houses. However, please feel free to contact Marcher Properties if you are looking for a solution. We would be happy to discuss the options that are available.

Looking to Invest the Funds from Your Sale?
Last Updated May 8th, 2008
- Not looking for all cash, would prefer a higher return from their sale.
- No longer wants to manage a rental house but wants continuity of income.
- Need to sell quickly, but would prefer not to compromise on price.
- Have reasonable equity and are looking for a fast sale.
Many buyers find themselves needing to sell in a hurry, but not necessarily needing all the cash from the sale. In these situations Marcher Properties may be in a position to provide a flexible solution. This would involve the seller taking a note on the property, and Marcher Properties paying this note off over a negotiated period of time. Working with this type of financing can also help maintain the price of your house.
Some sellers are looking for a safe investment that provides regular income. A solution from Marcher Properties may provide a rate of return that is higher than standard savings accounts or CDs.
This type of transaction, while not well known, is quite common among investors, and is growing in popularity. The sellers note is secured by the property, so is safe. The seller is also able to obtain regular income from interest payments received. There are also some tax benefits to selling this way. From the buyer's perspective, it helps obtain financing that may be more attractive than standard bank financing, or it may provide a means of financing for buyers who would otherwise not be able to invest in real estate. It should be noted that interest rates for this style of financing are often quite high. Please contact Marcher Properties to learn more.
